Architecture+Design, LLC (ZA+D) was established and incorporated in
the State of Maryland on July 15, 2003 and has established a strong clientele
with various schools, multi-family housing developers, corporations and
local government authorities. ZA+D is a diverse practice known for our
ability to handle the most complex and challenging projects while meeting
the planning, design and budgetary needs of our clients. The firm has significant
renovation experience in all project types and is known for wellcoordinated
and thorough documents. Our ability to identify and meet the needs of the
project and produce easily understood documents has led to long term relationships
with all of our clients.

We are conveniently located in downtown Frederick, Maryland with team
members licensed to practice architecture in the District of Columbia,
Maryland, Pennsylvania, Virginia, and West Virginia. Our studio is housed
in a historic row house, renovated to our own dynamic - yet sensitive -
design.

EXPERTISE PROVIDING
Zavos Architecture+Design, LLC will be providing Architectural services
which include schematic and design development phase services for the development
of Steiner Terrace located in Frederick, Maryland. Our team will also be
assisting the Owner in obtaining HPC Level I and Level II approvals. Construction
document and later phases will be provided under the Owner direction and
progress of the project.
SIMILAR PROJECTS
Commerce Plaza is a 115,000 sf mixed-use building situated in
the heart of the the City of Frederick's East Street Corridor. ZA+D was
responsible for the conceptual designs that helped secure the development
team's award of this project through the public RFP process. Upon awarding
of this project, ZA+D was able to lead the team though it's collaborative
approach with City staff to secure unconditional Site Plan approval - the
first project in the city to obtain such approval under the newly-formed
Carroll Creek
Overlay District Guidelines.
Located between the existing historic downtown and the new East Street
Corridor, this project has been designed as a bridge between past and present
- articulating scale, massing and materials in a way that is both respectful
of the surrounding city fabric and relevant to the present. The building
will house a mix of uses such as ground-floor retail and commercial, upper-level
offices, and a banquet facility with an open terrace.
Lincoln Towne Center, Gettysburg, PA - Redevelopment of an approximately
five-acre parcel of downtown Gettysburg. Mixed-use development, potentially
consisting of ground-level retail/restaurants, commercial office space,
residential townhouses, transit hub with visitor services, structured parking,
public open space and a market.
The proposed site is comprised of approximately three acres bordered
to the west by Carlisle Street, the east by North Stratton Street and by
CSX rail line to the South. This significant redevelopment project is to
provide a public transportation point adjacent to a vibrant retail commercial
and residential development that will compliment the historic attractions,
entertainment and amenities of downtown Gettysburg.
The North Market Revitalization is Frederick’s HOPE VI-funded
redevelopment of the former 4-acre Roger Taney and John Hanson Apartments.
This project consists of the construction of 97 mixedincome housing units,
comprised of 55 fee-simple homeownership townhouses and duplexes, and 42
apartments. Also included is the new 11,000sf North Market Community Center,
which will house public amenities such as a multi-purpose room, computer
room, Head Start, child care, and a smallbusiness incubator. Located within
the Historic District of Downtown Fredrick, the site plan and building
designs have been tailored to integrate this newly-built “neighborhood”
with the existing city fabric and to foster a larger sense of community.
